The investment case for Romford, London

The investment case for Romford, London

We believe there is a compelling investment case for residential property in Romford, in the London Borough of Havering.

Three factors underpin the investment case for the area:

  • A Crossrail station is due to open in Romford in 2018. Crossrail is currently Europe’s largest infrastructure project, and JLL have forecast +43% capital growth within a 750m radius of Romford station through to the end of 2020.
  • Knight Frank forecast capital growth, over the next five years, of +25.8% for London and +22.2% for East Anglia. These two regions are selected, by Knight Frank’s highly-regarded research team, as two of the four fastest-growing in the country
  • The Romford properties available on our platform are notably well-located. They are in the centre of town, within easy walking distance of two shopping centres and the railway station. A recent Knight Frank survey concludes that 91% of London tenants want to live within 1km of a transport link, so these should be attractive rental properties
Crossrail: Europe’s largest infrastructure project

Crossrail is a new high-speed railway line crossing London, running from Reading in the West to Brentwood in the East, and is also Europe’s largest current infrastructure project. The line increases London’s train capacity by 10%.

JLL have forecast +43% capital growth within a 750m radius of Romford station through to the end of 2020.

The best of London and East Anglia

Knight Frank forecast capital growth, over the next five years, of +25.8% for London and +22.2% for East Anglia. These two regions are selected, by Knight Frank’s highly-regarded research team, as two of the four fastest-growing in the country.

Romford is located on the border between London and East Anglia. Part of the borough actually used to be classified as Essex rather than London. As such, we view it as a good hedge between the areas.

Our Romford properties are extremely well-located

A recent Knight Frank survey concludes that 91% of London tenants want to live within 1km of a transport link, and our properties are less than 10 minutes’ walk away. Each property is within walking distance from the Mercury shopping centre and the Liberty shopping centre.

Our properties are well-connected by road: under 15 minutes’ drive from the M25, which is London’s ring road, and 20 minutes from the M11, which leads to Stansted Airport.
